How does MortgageConnector work?

Fill out our short online form with your mortgage situation. We match you with an FCA-authorised mortgage broker who specialises in cases like yours. The broker contacts you - typically within one business day - to give regulated mortgage advice and arrange your mortgage. MortgageConnector itself is an introducer, not a broker.

Is MortgageConnector regulated by the FCA?

No. MortgageConnector is a mortgage broker introducer service. We are not authorised or regulated by the Financial Conduct Authority and we do not give regulated mortgage advice. The brokers we introduce you to are FCA-authorised and they provide the advice and arrange the mortgage.

Is the service really free for me?

Accepted Answer

Yes. You pay nothing to use MortgageConnector. The brokers in our partner network pay us when we send them a qualified introduction. The fee they pay us is separate from any mortgage you take; it does not increase the rate or fees the broker quotes you.

Question 4

Are the brokers FCA-regulated?

Accepted Answer

Yes - every broker we introduce is authorised and regulated by the Financial Conduct Authority. We verify their FCA Firm Reference Number against the FCA Register before partnering with them, and we re-check periodically.

Question 5

How quickly will I hear from a broker?

Accepted Answer

Most matches receive a broker call within one UK business day. During quieter periods it can be within hours; during peak property-market activity it can take up to 48 hours. If a partner broker does not respond within the response standard, we route the lead elsewhere.

Question 6

What information do I need to provide?

Accepted Answer

Mortgage type (purchase, remortgage, buy-to-let, etc.), property value, deposit amount, your income and employment status, dependants, and any indicators of credit history. The broker will collect full documentation later - the matching form only needs the basics.

Can I choose which broker contacts me?

Accepted Answer

We match based on broker specialism, your location, and broker response standing. If you do not get on with the broker we match you with, tell us via the contact page and we will route you to a different partner.

Question 8

Am I obligated to proceed with the matched broker?

Accepted Answer

No. There is no obligation. Speak to the broker, ask questions, and only proceed if you feel comfortable. You can also speak to other brokers in parallel - though it is rarely necessary if the first match is a good fit.

What if I am self-employed or have adverse credit?

Accepted Answer

Mention it on the form. We have partner brokers who specialise in self-employed income, contractor mortgages, complex credit, and adverse-credit cases. Specialist brokers know which lenders are receptive to your profile and which to avoid wasting an application on.

How is my data used?

Accepted Answer

We use your information to match you with a relevant FCA-authorised broker. The broker becomes a separate data controller for the information they receive. We are registered with the Information Commissioner's Office under UK GDPR. Full detail is in our Privacy Policy.

Where do I go for a complaint?

Accepted Answer

Complaints about mortgage advice should be directed first to the FCA-authorised broker who advised you. If unresolved, you can escalate to the Financial Ombudsman Service. Complaints about MortgageConnector's introducer service or data handling can be sent to us via the contact form or footer email; data-protection complaints can also be raised with the Information Commissioner's Office.

Why use a broker rather than going direct to a bank?

A whole-of-market broker can compare products from many lenders, including some not advertised to consumers. They run soft credit searches so an early decline does not damage your credit file, they understand each lender's underwriting quirks, and they structure your application to match. For first-time buyers, self-employed income, complex credit, or non-standard cases, a broker is almost always the right route.

What schemes are available to first-time buyers in 2026?

The main ones are the Mortgage Guarantee Scheme (95% LTV, permanent since July 2025), First Homes (30-50% discount, England, council-managed), Shared Ownership (10-75% share of a property), and the Lifetime ISA (£4k/year contributions, 25% government bonus, £450k property cap). How much deposit do I need?

Minimum 5% under standard 95% LTV products via the Mortgage Guarantee Scheme. From 18 May 2026, Lloyds offers a 98% LTV first-time buyer product with a flat £5,000 deposit. A bigger deposit unlocks a better rate; 10% is the first big rate-band step, 15% and 25% unlock further improvements.
