How to read the figures

An area average is not a valuation, a forecast, or the price a lender will use. First-time buyer averages are omitted where the file has no figure, including the United Kingdom total in this release. Northern Ireland and Belfast are quarterly: repeated months in the file are not treated as new monthly observations.

Deposit rows apply 5, 10, 15 and 20 percent to the average. The 90% mortgage payment uses the site's example rate. It is not evidence that a 90% product is available. Property tax depends on the actual price, the buyer and the country. The tax link opens the nearest worked example already published for that nation, not a bill calculated on the area average.
