Terms of Service

Last updated: 13 May 2026

These terms govern your use of mortgageconnector.co.uk and the mortgage broker matching service provided by MortgageConnector. By using the site you agree to these terms. If you do not agree, do not use the site.

1. What we do

MortgageConnector is a free service that introduces consumers in the United Kingdom to FCA-authorised mortgage brokers. We are not a mortgage broker. We are not authorised or regulated by the Financial Conduct Authority and we do not provide regulated mortgage advice. The broker we introduce you to is the regulated firm responsible for any mortgage advice given.

2. Eligibility

The service is intended for adults (18+) who are resident in the United Kingdom or buying property in the United Kingdom. Do not use the site if you do not meet these criteria.

3. No advice

Content on the site — including calculators, blog posts, guides, and FAQ answers — is provided for information only. It does not constitute regulated mortgage advice, financial advice, legal advice, or tax advice. Calculator outputs are illustrative estimates and should not be relied on for any borrowing decision. Always speak to your matched FCA-authorised broker for advice tailored to your circumstances.

4. Free to consumers

The matching service is free for consumers. Our partner brokers pay us when we introduce a qualified consumer to them. This is disclosed at the point of matching and does not affect the price you pay for any mortgage product the broker arranges.

5. Information you provide

You agree that the information you provide through our forms is accurate, complete, and up to date. Providing false information may result in the introduction being declined and may constitute fraud.

6. Introduction to a broker

When you complete a matching enquiry, we pass your information to one FCA-authorised mortgage broker we believe is a suitable fit for your situation. The broker will contact you to discuss your needs. You are under no obligation to proceed.

7. Our liability

MortgageConnector's liability is limited to the maximum extent permitted by English law. We do not exclude liability for death or personal injury caused by negligence, for fraud, or for any other liability that cannot be excluded by law. Subject to that:

  • We are not responsible for mortgage advice given by, or for the conduct of, any broker we introduce you to. That broker is the regulated firm responsible for the advice they give.
  • We are not liable for any indirect or consequential loss.
  • We do not guarantee that we will find a broker for every enquiry.

8. Intellectual property

The website, its design, copy, calculators, and the trade marks "MortgageConnector" and our logo are owned by MortgageConnector and protected by UK and international intellectual property law. You may not copy, modify, or distribute any part of the site without our prior written permission, except as expressly permitted by law (e.g. quoting short extracts with attribution).

9. Acceptable use

You must not:

  • use the service for any unlawful or fraudulent purpose
  • submit forms with intentionally false information
  • scrape, crawl, or attempt to reverse-engineer the site beyond what is permitted in our robots.txt
  • attempt to gain unauthorised access to our systems

10. Complaints

Complaints about mortgage advice should be directed to the FCA-authorised broker who advised you. You may also escalate to the Financial Ombudsman Service. Complaints about MortgageConnector's introducer service can be sent to support@mortgageconnector.co.uk.

11. Governing law

These terms are governed by the laws of England and Wales. Disputes are subject to the exclusive jurisdiction of the English courts.

12. Changes

We may update these terms from time to time. The "Last updated" date reflects the most recent change. Continued use of the site after a change constitutes acceptance.
