Methodology
MortgageConnector is an introducer and publisher of calculations. It does not give regulated mortgage advice, and a result on this site is not a lender decision.
Repayment formula
Monthly repayment is the standard amortising payment: principal times the monthly interest rate, times (1 + monthly rate) to the power of the number of months, divided by that same growth factor minus one. A zero rate divides the principal by the number of months. Interest-only is the annual rate divided by twelve, and the original principal is still owed at the end. Fees, insurance and overpayments are excluded unless a calculator says otherwise.
Example mortgage rate
Tables start at 4.5%. That number is an example a visitor can change. It is not an average of products, not Bank Rate, and not an offer. Bank Rate is shown beside it only as monetary context.
Bank Rate
The series is Bank of England IUDBEDR, Official Bank Rate. The snapshot keeps each day the rate changed from January 2015, the date the current rate took effect, the previous rate, and the latest daily observation. The next Monetary Policy Committee date is read from the Bank of England Bank Rate page and stored with the retrieval date. A failed fetch does not overwrite the snapshot, and a rate of zero or a one-step move larger than 1 percentage point is rejected.

House prices
Prices come from the UK House Price Index full file published by HM Land Registry with the Office for National Statistics, Registers of Scotland and Land & Property Services. The explorer includes the UK, the four countries, the English regions, and the local authorities already used on MortgageConnector location pages. It does not invent a price for a town that is absent from that file.
Northern Ireland geographies are quarterly. When the file repeats one quarter across later months, the reference date is the start of that quarter, not the last repeated month. A blank sales volume on the newest Great Britain month is labelled provisional. Missing property-type or first-time buyer cells stay blank.
Deposit examples are percentages of the official average. The 90% payment uses the example rate above. Gross rental yield is not calculated, because a private-rent series is not in this release. House price explorer.
Property tax
England and Northern Ireland SDLT, Scottish LBTT and Welsh LTT are calculated from the rule set in the tax module, each with its own effective date and source link. A house-price area links to the nearest already published worked example for that nation, or to the rates page for the UK total. It does not print a tax bill for an area average as if that average were the purchase price.
Illustrative affordability
Salary pages show a range at 3.5 and 4.5 times income after commitments the visitor enters. They do not say a person can borrow the result. Lender criteria, credit and the property are outside the calculation.
Which pages are indexed
A URL is indexed when it has its own calculation or its own official series, and unknown amounts, salaries and places return 404. Location pages exist only for the curated set with an official average. Query strings on calculators and on the house-price explorer are not separate sitemap URLs. The canonical house-price URL is /house-prices.
Broker matching
An introduction happens only after the visitor asks for one. Matching uses the broker's declared coverage and capacity. What a partner pays is not an input. The directory stays empty until a firm has a verified profile. MortgageConnector is not FCA-authorised and does not advise on a particular mortgage.
Dates
A page review date, a data reference period and a retrieval date are separate. Rendering the page does not change any of them.
