Contractor mortgage evidence
Contractor income is not one number. Day rate, how you are paid, time left on the contract and gaps between contracts can all matter. Different lenders may assess them differently.
What this page will not do
- An umbrella payslip and a limited-company dividend are not interchangeable evidence.
- A day rate is not an annual salary until the working pattern is stated.
- Inside-IR35 and outside-IR35 engagements can be documented differently.
- It will not name a lender, a product, or an approval chance.
Questions
- Will a lender annualise my day rate?
- Some may, using their own working-week assumption. Others want a history of contracts. This page does not apply a universal formula.
- Does a gap rule me out?
- MortgageConnector does not estimate that. Record the gap and ask a broker which lenders will look at the file.
- Should I use the company director page as well?
- Yes, if you contract through your own company and take salary or dividends. The documents overlap, but the questions are not identical.
