The average UK private rent was £1,400 a month in August 2026, on the ONS Price Index of Private Rents. That measures rents already being paid, rather than asking rents on a property portal.

A local price beside a local rent
The official average house price here is £247,695. A 10% deposit on that average is £24,770, so the mortgage would be £222,926. At an example 4.5% over 25 years, the monthly payment is about £1,239.10. The average rent above is £1,145. These are official averages for the area, so they describe the market rather than the same home, and the gap is not a verdict on whether buying or renting is cheaper.

Belfast in this file is a broad rental market area, not the local authority used for the UK House Price Index.
