Mortgage on a £100,000 salary

Lenders assess affordability differently. The table sketches a range. It does not say the salary can borrow a set amount.

Illustrative range, not a borrowing offer

Lenders assess affordability differently. The 3.5x to 4.5x band is a way to sketch a range from income after the commitments you enter. It is not what somebody can borrow.

Range from £100,000 a year after commitments
MultipleIllustrative mortgageProperty budgetLTV25-year payment
3.5x£350,000£375,00093.3%£1,945.41
4.5x£450,000£475,00094.7%£2,501.25

Commitments are subtracted in full from gross income before the multiple. Real assessments also look at credit, term, dependants, expenditure and the property. Joint income here is the two amounts added together.
