Freehold is not always straightforward
Most houses are freehold, and most are ordinary. The cases that stall are rentcharges, private roads, and a room that sits over a neighbour's freehold.
What this page will not do
- Freehold does not mean 'no documents'.
- A management charge on a freehold estate is not a service charge on a flat, but it is still a cost.
- It will not name a lender, a product, or an approval chance.

- Will every lender accept a flying freehold?
- No. Different lenders may assess this differently. Tell the broker early.
- Is an estate rentcharge the same as ground rent?
- No. It is a different legal creature. Bring the deed rather than a nickname.
