Semi-commercial property
A shop with a flat above, bought together, is often treated as semi-commercial. The split of floor area and whether you will live there both matter.
What this page will not do
- The residential calculators do not know about the commercial rent.
- A flat you already own, above a shop you do not, is the 'above commercial' page.
- It will not name a lender, a product, or an approval chance.
Questions
- Is this a buy-to-let?
- Not automatically. The commercial element can take it outside a standard buy-to-let product.
- Which tax applies?
- Mixed-use purchases can use non-residential tax rules. Use the tax calculator only for a purely residential price, and ask a conveyancer about mixed use.
