Moving home costs £20,000. An eligible first-time buyer pays £20,000. An additional property costs £50,000. These are residential SDLT illustrations, not a tax return.
| Buyer | Tax | Rule |
|---|---|---|
| First home | £20,000 | From 1 April 2025 |
| Moving home | £20,000 | From 1 April 2025 |

The price is over £500,000, so first-time buyer relief does not apply. The first-home column uses the standard residential bands.
How the moving-home figure is sliced
| Slice | Rate | Amount | Tax |
|---|---|---|---|
| £0 to £125,000 | 0% | £125,000 | £0 |
| £125,000 to £250,000 | 2% | £125,000 | £2,500 |
| £250,000 to £600,000 | 5% | £350,000 | £17,500 |
A non-UK resident surcharge of 2% is £12,000 on this price. It is added on top of the moving-home figure and is not included in the three totals above. Scotland and Wales are not given that surcharge on this site.
- Rates apply to the portion of the price in each band.
- Replacing a main home is not the additional-property rate.
- This is an illustration of published residential rates for one property. It is not an HMRC, Revenue Scotland, or Welsh Revenue Authority return. Linked purchases, companies, six or more dwellings, shared ownership and leases can use different rules.
