Tax and home-buying schemes

What is Land Transaction Tax (LTT)?

The Welsh tax on qualifying land and property transactions.

Definition

LTT applies in Wales using Welsh rates, bands and relief rules. Higher residential rates can apply to additional properties and many company purchases. Wales does not use England and Northern Ireland's SDLT first-time buyer relief.

Practical example

A buy-to-let purchase in Wales should be tested against the current higher residential LTT rules, not an English SDLT surcharge calculation.

Why it matters

The nation in which the property is located determines the transaction-tax system.
